Real Estate investors use 1031 exchanges to defer tax on capital gains and build wealth. Our agents are experienced in helping clients perform these complex transactions where essentially investors are trading one real estate investment for another. This is a seemingly simple concept, however there are many rules to follow to ensure the exchange meets all the IRS guidelines. 

 

Some of the steps of an exchange include identifying replacement properties, using a qualified intermediary and closing on the replacement property within 180 days. Investors have only 45 days from the closing of the original investment to identify replacement properties. It is essential to work closely with experienced agents during this tight timeframe to ensure the best opportunities are identified for your portfolio.
